The Valuation

Step one. The valuation. We love getting to get to know our clients – to be able to advise appropriately, it’s crucial for us to understand your goals and aspirations for the sale. Moving home can be an emotional, sometimes stressful experience – we want to help you through what can be a tricky process with dedication, warmth and positivity. We’ll view your home and gather all necessary information to present you with an accurate valuation. Once our inspection is complete, we’ll sit down and explain how we arrived at the figure we did. We’ll also look over comparable data to give you an understanding of what has sold in your area and at what level.

The fun part

We’ll then explain how we can maximise your properties value – such an overlooked area of estate agency! Ask yourself one question; if you could increase the value and saleability of your home, why wouldn’t you? Where we differ from most agents is we don’t simply value your property, take photos and stick it on the market; we look at how to maximise your property’s value at every stage of the sale process. Firstly, through styling, staging and photography. Secondly through marketing and negotiation. We constantly ask ourselves – does this add value? Will this save you time? Does this move you closer to achieving your goals? This is the only way to ensure we consistently exceed expectations.

Styling & marketing

Once a marketing price is agreed, we’ll bring in our stylists. Whether just the finishing touches or a complete transformation, 9 times out of 10 value can be added. We believe this approach should be common place in estate agency. We can also fully furnish empty property at no extra cost. Buyers make snap judgements based on first impressions. It’s our job to make their first impression memorable. Once your home is in tip top condition, we’ll bring in our remarkable photographers who have shot for Vouge, Elle Decoration and The Resident to name a few. Marketing brochure done – it’s time to hit the market!

Offers & viewings

We never lose sight of the fact that realising the best possible price for your home is paramount – taking a viewing isn’t simply walking a buyer around your property and pointing out the fireplace. Our job is to help them envisage their lives in your home. While important, buyers want to know more than council tax rates! They want to know about the community, local restaurants, parks, bars or schools! Once offers start rolling in, we’ll negotiate the best possible price on your behalf; but remember, the sale doesn’t always go to the highest bidder. We scrutinise every offer to ensure their deposit is sufficient and the level of borrowing required is achievable.

Exchange & completion

Many estate agents lack attention to detail and fail to deliver a personal, caring and tailored service. Having worked for corporate agencies, we speak from experience. This is why so many sales fall through. It’s not because the property is not suitable for the buyer, it’s because promises are not kept, phone calls are not returned and often there is a lack of clear communication. By design, we only act for a relatively small number of clients, a strategy which allows us to devote a significant amount of time and attention to every sale. Once an offer has been accepted, we’ll manage the whole legal process to ensure a swift completion.
